In many homeowners associations, there is a board in place—but in practice, decisions often start to feel like they’re coming from one person. It usually happens gradually. The same individuals remain on the board, they become the most experienced voices, and over time, their influence begins to shape how decisions get made. New directors may come in, but the process already feels… established.
The issue isn’t always the decision itself. In many cases, it may even seem reasonable. The problem is how it got there—and whether it reflects the judgment of the board as a whole, or the direction of a single voice. That distinction is where things start to break down.
