Understanding The Role of HOA Property Managers

State statutes and/or a homeowners’ association’s governing documents generally empower the association’s board of directors to delegate many of their duties relative to the day-to-day operations of their association to a “managing agent.” A “managing agent” is a person or entity who represents the association (the manager’s principal) in dealings with third parties.
The management of a common interest development can be performed in various ways including:
Self-Management. Self-Management means that the operations of the association are directly managed by the association’s board of directors without the assistance of professional management. Self-Management is most frequently utilized by small homeowners’ associations.
Management Company. The day-to-day operations of small and medium-sized associations are commonly handled by an independent management company that is employed by the association.
Onsite Management. The operations of large and high-end mid-sized associations are often performed by a person that is employed by the association as on onsite manager. The onsite manager can be a direct employee of the association or an employee of a management company. Onsite managers provide the services that a retained management company typically performs, presumably at a higher level of service since the management personnel and its staff are on site.
