The major coverage lines your HOA should understand before renewal.
Many HOA boards only see the renewal bill. Coverwatch looks at the insurance program the way a claim’s handler, lender, angry owner, or plaintiff’s attorney may eventually look at it: line by line, requirement by requirement, exclusion by exclusion.
Master Property Policy
Reviews whether the association’s property coverage matches the buildings, governing document requirements, replacement-cost concerns, deductibles, exclusions, and claim recovery needs.
General Liability
Evaluates common-area liability protection, owner and visitor injury exposure, vendor-related risk, limits, endorsements, and whether the policy fits the association’s actual operations.
Fidelity / Crime Bond
Checks whether association funds, reserves, board members, and management-company handling of money are properly protected against theft, fraud, and employee dishonesty risks.
Directors & Officers (D&O)
Looks at protection for volunteer directors and officers, including exclusions, shared limits, retentions, Side A issues, and claims that may arise from board decisions.
Workers Compensation
Reviews whether the association has appropriate protection for employee, contractor, vendor, maintenance, or uninsured-worker scenarios that may create unexpected exposure.
A second opinion that boards can actually understand.
Send your current insurance documents, get a clearer picture of where you stand, and find out whether the market can do better.
Send Current Policies
Current policies, declarations, renewal notices, loss runs, and any non-renewal notices help Coverwatch understand the association’s existing program.
Get a Gap Analysis
Coverwatch reviews the program against risk, coverage lines, governing documents, claim history, and market options.
Compare Side-by-Side
See pricing and coverage differences in board-friendly language before deciding whether to move forward.
Insurance support built for community associations.
Coverwatch combines HOA operating experience, broad market access, aligned incentives, and hands-on claim support so boards can make better insurance decisions with more confidence.
Strong Insurance Network
Coverage is placed with carriers in all 50 states, shopping your program far wider than a traditional broker can reach. More markets means more options and better terms for your association.
Flat Fee, Never Commission
Unlike traditional brokers who earn more as your premium rises, Coverwatch charges a flat fee and acts as a fiduciary for the association, so incentives stay aligned with yours.
Built by HOA Operators
The founders ran a 200-association management firm and served on HOA boards. They understand HOA risk, CC&Rs, board obligations, and real-world community operations firsthand.
Hands-On Through the Claim
Coverwatch does not disappear after building your program. They stay involved to manage claims, close gaps, and press carriers on the association’s behalf.
If any of these are true, reviewing your policy is worth it.
- Your premium jumped and the explanation was vague.
- Your HOA received a non-renewal or carrier warning.
- Your board has not compared policies line by line.
- Owners are selling/refinancing and lender questions keep coming up.
- The association had water, fire, slip/fall, mold, roof, or structural claims.
- Your D&O coverage has exclusions, shared limits, or high retentions.
- Earthquake, fidelity, umbrella, cyber, or workers’ comp has not been reviewed recently.
- You want leverage before renewal, not excuses after renewal.
Before the next renewal, get a clearer answer.
Your board does not have to switch anything today. The first step is simply finding out whether your current program is priced fairly, properly structured, and defensible if something goes wrong.

Common questions before requesting a review.
What happens after we submit the form?
Coverwatch reaches out to collect your current policy documents, then prepares a coverage gap analysis and market comparison. You review the findings with your board and decide if anything is worth acting on. No one shows up at your door with a contract.
How much does the review cost?
Nothing. There is no fee, no deposit, and no obligation to switch anything. Coverwatch only earns its flat fee if your association later chooses to place coverage through them.
Do I need board approval just to request a review?
No. Any board member, community manager, or homeowner can request one. You will want board involvement before making changes, but getting the information requires no vote.
How long does the review take?
Typically days, not months, once Coverwatch has your documents. If your renewal is coming up, mention the date so the review lands with enough time to act on it.
We just renewed. Should we wait until next year?
No. This is actually the best time. A mid-term review means no sales pressure, and it gives your board a full year of leverage and lead time before the next renewal instead of scrambling in the final 30 days.
Will this create problems with our current broker or carrier?
No. Requesting a review does not notify or affect your current broker, carrier, or policies in any way. Nothing changes unless your board decides to change it.
Who actually contacts us, and will our information be sold?
Your inquiry goes to Coverwatch Insurance Services LLC, a licensed brokerage (NPN 22166415), for follow-up about your review. That is it. It is not sold to lead lists or passed to multiple agents who will each call you.
What if the review finds our current coverage is fine?
Then you will know, in writing, and you keep what you have. A confirmation that your program is priced fairly and properly structured is a useful outcome for the board’s records too.
Is HOA Member Services the insurance broker?
No. Insurance services are provided by Coverwatch Insurance Services LLC. HOA Member Services may receive referral compensation.
What should we provide?
Policies, declarations, renewal notices, loss runs, non-renewal notices, and insurance requirements from governing documents are helpful.
