About HOA Member Services

An HOA attorney spent 30 years answering the same questions.

So he wrote the answers down. Organized them by state. Reviewed them himself. Put them where any board member could find them.

That was 2013. After helping thousands in the HOA community, the library hasn’t stopped growing.

Written for You, Not for Attorneys

Every article is in plain English. If you need a law degree to understand the advice, the advice is useless.

Your State Matters

HOA law changes at every state line. 50 states, 50 different answers — and generic guidance can steer you into the exact mistake you’re trying to avoid.

Not Every Question Needs a $400 Attorney

Most board questions have straightforward answers. You just need a reliable place to find them.

How HOA Member Services Started

Larry Szabo has been a California attorney since 1974. For more than 30 of those years, he specialized in HOA boards.

The pattern was always the same. A board member would call with a straightforward question — but getting the answer meant paying an attorney by the hour. Most volunteers couldn’t justify the cost, so they guessed.

A board would send a violation letter without the required hearing notice. Unenforceable. Another would call a special meeting with 10 days’ notice in a state that requires 15. Every vote challenged.

Different communities. Different states. Same types of errors. Not because the board members weren’t smart. Because they didn’t have the information.

In 2013, Larry started writing the answers down. Not in legalese. In the same plain English he would have used across his desk. Organized so you can look them up yourself.

725+ articles later, the library is what he wishes every board member had on day one.

Our Team
Three People. No Investors. No Corporate Parent

Lawrence Szabo

President and Co-Founder

California attorney since 1974. Over 30 years representing HOA boards — from routine governance to complex construction defect litigation. When you send a question through Pro or Team, Larry is the one who replies. Not a chatbot. Not a call center. The attorney who built this library. Still updates it every week with new articles and state-specific developments.

Jonathan Szabo

 Vice President and Co-Founder

Has been building HOA Member Services since 2009, well before most board members knew a resource like this existed. Manages business development, partnerships, and marketing. Your first point of contact for membership questions, account help, or anything that isn’t a legal question. Larry built the library. Jonathan built the business around it.

Pamela Szabo

Manager / CFO/Secretary

Mathematics degree from UCLA. Manages the financial operations and accounting that keep HOA Member Services running cleanly year after year. If your account, billing, or membership works the way it should, that’s Pamela’s side of the business.

The HOA Resource Library

The library started with the questions Larry heard most often. It’s grown every year since 2013, with new articles added monthly as laws change.

Every article is in plain English. Templates are drafted by Larry, not pulled from a generic form bank. Everything is tagged by state.

What applies in Florida may not hold in Texas. What protects you in California may expose you in Georgia.

Think of it as the reference shelf Larry would have pointed you to in his office — except it’s available at 9pm the night before your meeting. Not next Thursday at 2:00.

Why This Matters

352,000+ homeowner associations in the United States. 75 million+ people affected.

Most are governed by volunteer board members who got the role the same way most people do. Nobody else raised their hand.

They make decisions about budgets, insurance, contracts, and enforcement. They interpret governing documents and apply state law. Most have zero training and nowhere obvious to turn.

That’s why this library exists.

Not because board members aren’t capable. Because capable people shouldn’t have to guess when the answer is five minutes away.

The next question is already on its way. When it arrives, you’ll either be the board member who looked it up, or the one who winged it.
